After Oleg’s death something changed. The residents started to point out issues in the building more boldly.
It has been a few weeks since they have been focusing on the issues of the Community together. A group has been established in which we share our experiences and remarks about the management and administration of the building. I am glad, that the thing that Oleg started did not go to waste. He united people and pointed out issues. Everything that is happening now creates hope, that all the issues that appeared at Złota will be solved in the end.
The issues that cause the biggest emotions are, of course, related to money. In the case of Złota 44, the monetary issues are humongous. The building management cost is nearly 12 million PLN, almost twice the amount of the Cosmopolitan‘s, and the Community is obliged to cover that. Among the costs that were presented to the residents during the assembly in March, the ones that caused the biggest wondering and at the same time are the biggest monetary strain for the Community are administration and management costs (1 254 864 PLN), technical operation of the building (979 644 PLN), maintaining cleanliness (987 600 PLN), and monitoring the fire alarm installation (564 000 PLN). Additionally, to this list of astronomically high sums, there is the air conditioning and ventilation service contract, which the building simply does not have – (504 000 PLN), reception services (489 000 PLN), concierge (780 000 PLN) and the reception at the recreation floor (414 000 PLN).
Discussion about the issues
It all became too much. There’s no end to the resident’s discussion about the conditions at Złota 44. Additionally, to the questionable costs new issues arise – problems related to the quality and durability of the materials used for joining the apartments, lack of AC (and consequently high temperatures in the building) and issues connected to the way the building is managed, the administration’s attitude towards the residents, the low quality of the provided services, no documentation to confirm e.g. the scope of the concierge service and many others. From week to week the list of issues becomes longer in proportion to the resident’s growing engagement and active participation in these matters.
A nasty atmosphere
The atmosphere at Złota 44 diverges from the magic this place had. During the acquisition every potential owner was a very important client, who was surrounded with proper care and attentiveness. I have the feeling that this sort of engagement from Złota, and especially it’s developer, has irrecoverably passed. This world class sky scraper – a prestigious building – with all its facilities, that emphasized a luxurious life style, had advantages, that are hard to find nowadays. Their place was taken by the majority owner’s arrogance and ignorance, that are joined by an absolute conviction of being at an advantage over all of the apartment owners. Every try to execute the right standard for this place is met with no reaction from the manager i.e. silence from the administration, arrogant claims, that BBI owns the majority or, which happens most often, empty promises about taking care of the issues.
Złota has become a hostile place for its residents, a place concentrated on the protection of the interests of the majority owners.
The residents are aware
The residents unite and believe, that with their joint strength they will be able to resolve all issues and consequently give this place a level of standard, which will make it distinguishable. A lot of heads always mean many ideas and solutions.
